For real estate developers, we can arrange finance for residential units (including built-to-let and built-to-lease for social housing) and commercial single, large, complex development projects (£1 million – £200 million plus).

We also support the acquisition or refinancing of projects and their development for future sale or letting.

Lending Criteria

1.     Amount: from £1 million to £200 million plus
2.     Loan to GDV: 75%
3.     Loan to Cost: 95%
4.     Term period: 3 to 24 months
5.     Investment property development only
6.     Available to UK and offshore residents
7.     Available across UK and some European countries

Areas covered include built-to-rent, student accommodation, social housing, healthcare, hospitality, logistics and commercial offices.

 

Bridge
Finance

 

Bridge finance can be used by developers, asset owners and ultra-high net worth individuals for short term funding purposes, for example, in auction real estate bids, bridge-to-let, commercial bridging, development exits and refurbishment.

Bridging finance can also be used for the acquisition or refinancing of existing assets, development projects and portfolios. Some developers or asset owners choose bridging finance in order to release funds from existing assets for investment into other projects.

Development
Exit

 

Development Exit finance is used for short term funding for development projects that have reached practical completion.

2.     Loan to Value: up to 75%
3.     Short-term financing or long-term term loans

Examples of complex projects include site acquisition and planning, multi-asset development, complex borrowing entities, commercial bridging, student accommodation, healthcare and social housing.
